Miami to Fort Myers Relocation: How We Helped a Homebuyer Purchase His Dream Waterfront Home

From Miami to Waterfront Living in Fort Myers: How We Helped One Homebuyer Navigate a Complex Move

Relocating from Miami to Fort Myers sounds simple until a new job, a title problem and a tight closing budget all land at once. At Fairview Lending, every home purchase has a story behind it. Recently we helped a client do exactly that. He relocated from Miami to Fort Myers and bought the waterfront home he had always wanted.

Like many relocation buyers moving to Southwest Florida, his journey involved more than simply finding the right house. Employment, documentation and underwriting hurdles all stood between him and the keys.

One of the first challenges we faced involved employment verification.

Our client worked in Miami. He was preparing to move across the state for a new chapter in Fort Myers. Mortgage lenders must document continued employment when a borrower relocates, especially when the move is significant.

We pinned down exactly which documents his employer had to provide. Then we walked him through each step. By obtaining the proper transfer and employment verification documents upfront, we were able to satisfy lender requirements and keep the loan moving smoothly.

Resolving a Property Ownership Issue

During the mortgage process, another issue surfaced.

Our client shared a name with his late father. As a result, a property from his father’s estate looked like his own.s estate appeared to be connected to him. Situations like this can create questions during underwriting and potentially delay a closing if not addressed properly.

Fortunately we spotted the issue quickly. We then helped him gather the records that proved the ownership history and satisfied the lender.

This prevented unnecessary delays and helped ensure the file remained on track for closing.

Negotiating Seller Concessions to Reduce Cash Needed at Closing

One of the biggest wins on this transaction came during the contract negotiations.

By securing seller concessions, we were able to significantly reduce our client’s out-of-pocket expenses at closing. The concessions covered eligible closing costs and prepaid expenses. In the end he closed with essentially just his FHA minimum down payment.

For many homebuyers, especially those relocating, preserving cash reserves can make a huge difference after closing.

Finding the Perfect Waterfront Home

After overcoming the financing and documentation challenges, the reward was worth it.

Our client closed on a beautiful waterfront home in Fort Myers—exactly the type of property he had envisioned. He is an avid fisherman. This home puts Southwest Florida’s boating and fishing right in his backyard.s incredible boating and fishing lifestyle right from his backyard.

We help clients reach homeownership. Better still, we help them reach the lifestyle they worked for.ve worked hard for, is one of the most rewarding parts of what we do.
