What makes a Naples mortgage different
- Price points cross program lines. Many Naples purchases sit near or above the conforming limit, so the real question is often conforming versus high-balance versus jumbo versus non-QM. Collier’s higher FHA limit also puts FHA in play on more homes than buyers expect.
- Condos and associations decide a lot. Reserves, budgets, milestone and structural inspections, litigation and special assessments determine whether a building is financeable, and Collier has many buildings that need a non-warrantable program.
- Second homes and investment purchases are common. Occupancy changes the down payment, pricing and reserve requirements, and investors often do better with DSCR financing.
- Self-employed and asset-rich buyers. Tax returns rarely tell the whole story here. Bank statement and asset-based programs exist for exactly this.
- Insurance and flood. Wind and flood premiums are escrowed and affect qualification, and coastal Collier properties should be quoted early.

Naples mortgage questions
Do you have an office in Naples?
Our Naples-area service comes from the Estero branch, which covers Naples, Bonita Springs and Collier County, with our main office in Cape Coral. Most of the process is handled by phone, email and secure upload, and we can meet in person when you prefer. Call (239) 318-5274.
What areas of Collier County do you serve?
Naples, North Naples, Old Naples, Park Shore, Pelican Bay, Golden Gate and Golden Gate Estates, Vineyards, Lely and Lely Resort, East Naples, Ave Maria, Immokalee and Marco Island, plus Bonita Springs and Estero in south Lee County. Fairview Lending is licensed throughout Florida.
What is the 2026 conforming loan limit in Collier County?
For 2026, the conforming limit for a one-unit home in Collier County is $832,750. Naples prices mean many purchases go above that, into jumbo or non-QM financing, which we handle as well.
What is the FHA loan limit in Naples for 2026?
Collier County has a higher FHA limit than most of Florida. For 2026 the one-unit FHA limit in Collier County is $764,750, compared with $541,287 in neighboring Lee County. That makes FHA a realistic option on more Naples homes than buyers expect.
Do I need a jumbo loan to buy in Naples?
Only above the conforming limit. Between the conforming limit and a true jumbo there are also high-balance and non-QM options, and for some buyers an FHA loan still fits given Collier’s higher limit. We price the alternatives side by side.
Can you finance a Naples condo?
Often yes, and this is where a broker earns their keep. Lenders review the association’s reserves, budget, owner-occupancy, litigation, milestone and structural inspections and special assessments. Many Collier buildings fall outside conventional guidelines, where a non-warrantable condo program may still work. See condo financing.
How much down payment do I need in Collier County?
Less than most buyers assume. Several programs allow a low down payment, and eligible veterans may buy with no down payment through a VA loan. Second homes and investment properties require more. See how much money you need to buy a home.
Can you finance a second home or investment property in Naples?
Yes. Second homes and rentals follow different guidelines than a primary residence, and for investors our DSCR programs qualify the property on its rental income rather than your tax returns.
Do you finance new construction in Naples and Ave Maria?
Yes, including construction-to-permanent financing, and you can start before you sign a builder contract. Read construction loan pre-approval.
I am self-employed. Will Naples lenders work with me?
Yes. Business owners are a large share of buyers here, and we have bank statement and other programs beyond standard documentation. See buying a home when self-employed.
I am buying from out of state or from abroad. Can you help?
Yes. We work with relocating buyers and with foreign national financing for buyers without US credit. See qualifying when you relocate to Florida.
