What makes a Florida mortgage different

The loan programs are national, but Florida homes underwrite differently. After 20 years of closing loans here, these are the issues we plan for up front:

  • Homeowners insurance. Wind coverage, the age of the roof and the insurer you can actually get — including Citizens Property Insurance — drive the monthly payment as much as the interest rate does. We price insurance before you write an offer, not after.
  • Inspections insurers require. Older homes often need a four-point inspection, and a wind mitigation inspection can lower the premium. We tell you which ones the property needs early.
  • Flood zones. If the lender requires flood insurance, it is part of your qualifying payment. An elevation certificate can change the cost a great deal.
  • Property taxes after the sale. Florida’s homestead cap stays with the seller. Your taxes are reassessed after you buy, so the seller’s tax bill usually understates what you will pay. We estimate escrow from the purchase price.
  • Condo rules. Florida’s milestone-inspection and structural-reserve requirements for condominium buildings affect which condos qualify for conventional financing. We review the association before you are under contract.
  • HOA and CDD fees. Many newer communities carry a Community Development District assessment on the tax bill. It counts in your debt-to-income ratio.
