Is the second opinion really free?
Yes. There is no cost, no application, and no obligation to move your loan to Fairview Lending.
Will this affect my credit score?
No. Reviewing a document you already have does not involve a credit inquiry. We would only pull credit if you later decide to apply with us and authorize it.
What should I upload?
The Loan Estimate is the most useful document because it lists the rate, points and every fee on a standard three-page federal form. A pre-approval letter alone shows less, but we can still tell you whether it was verified and whether the program fits.
Can I switch lenders after I am under contract?
Often, yes, as long as there is enough time before closing for a new lender to order the appraisal and underwrite the loan. Tell us your closing date in the form and we will tell you honestly whether switching is realistic.
Do you review offers from anywhere in Florida?
Yes. Fairview Lending is licensed throughout Florida, so we can review — and if you choose, finance — purchases and refinances anywhere in the state.
What if my current lender’s offer is better?
Then we will tell you so. A good second opinion is only useful if it is honest.
