What should a Fort Myers buyer know first? That the right loan program is usually decided by the address, not by the buyer. USDA financing requires no down payment but is only available in eligible areas — which in Lee County includes much of Lehigh Acres and parts of North Fort Myers, but not most of central Fort Myers. Checking the address against the program map before you fall in love with a house is the single most useful thing a Fort Myers buyer can do.

The obstacle. Manufactured homes are the hardest property type in Southwest Florida to finance, and the reason catches almost everyone out: most of them do not qualify for conventional financing at all, and you cannot tell which ones do from a listing. Plenty of buyers fall in love with a home first and find out afterward that no lender will touch it. This buyer also hit two conditions late in the process — money being moved into her account for closing had not posted yet, and the appraisal review added a requirement for an engineer’s certification on the home.
What we did. The important work happened before she toured a single property. She was referred to us by her Realtor and got pre-approved first, so we were able to tell both of them exactly which manufactured homes are eligible for financing and hand them a written checklist to narrow the search with. Her agent then found her a home she actually liked that was also financeable — which is the whole ballgame on this property type. On the two late conditions: the funds posted and underwriting was able to verify them, and rather than send the buyer off to hire an engineer, Daya went into the county’s public records and found documentation that satisfied the certification requirement outright. The condition cleared without the buyer spending a dollar.
The takeaway for anyone shopping manufactured homes: get pre-approved before you start looking, and ask your lender which homes qualify. On this property type that one step decides everything. It is also worth starting any transfer of funds earlier than you think you need to — underwriting cannot verify money it cannot see yet.

Eligibility is determined parcel by parcel against the USDA’s own map and changes over time, so any specific address must be verified individually — no list published by a lender, including this one, is a substitute for checking the map. There are also household income limits and a requirement that you not already have adequate housing.
- Can I get a mortgage on a manufactured home in Fort Myers Beach or Lee County?
- Sometimes — and it depends on the home, not on you. Conventional financing on a manufactured home requires the home to meet specific standards for its foundation, its HUD certification and the way it is titled, and a great many homes on the market do not meet them. The age of the home matters as well. None of this is visible in a listing, which is why buyers regularly go under contract on a home no lender will finance.
