What credit score do I need to buy a home in Estero or Bonita Springs?
There is no single number. FHA loans start at a 580 score with 3.5 percent down, conventional loans generally start around 620, and VA has no set minimum although individual lenders apply their own. Your score also affects your rate and your mortgage insurance, so a 40-point improvement before you apply can be worth real money. We will pull your credit at no cost and tell you where you stand.
How much down payment do I need in Collier County?
It depends on the loan. VA and USDA can be zero down for eligible buyers. FHA is 3.5 percent. Conventional starts at 3 percent for qualified first-time buyers and 5 percent otherwise. Second homes and investment property require more, usually 10 to 20 percent. Jumbo loans on higher-priced Naples homes vary by lender and by property.

How long does a pre-approval take?
Most pre-approvals are issued within one business day once we have your income documents, asset statements and permission to pull credit. A pre-approval is good for 90 days and can be refreshed.
