Do VA loans require mortgage insurance?
No. VA loans carry no monthly mortgage insurance at any down payment, unlike FHA and low-down-payment conventional loans. That absence is often worth hundreds of dollars a month, and over a typical holding period in Cape Coral it is usually the largest dollar difference between a VA loan and the alternatives.
What is the VA funding fee?

What are the VA property requirements?
VA appraisals include Minimum Property Requirements: the home must be safe, structurally sound and sanitary. In Southwest Florida that commonly means attention to the roof’s remaining life, wood-destroying organisms, well and septic where applicable, and working mechanical systems. It is a habitability standard, not a perfection standard — but a roof at the end of its life will get flagged.
Can you buy a condo with a VA loan in Cape Coral?
Only if the condo project is on the VA-approved list. Many Southwest Florida buildings are approved and many are not, and approval status can change.
