What to know about financing a home in Charlotte County

Canal and waterfront homes

Punta Gorda Isles, Burnt Store Isles and parts of Port Charlotte are built on sailboat and canal access. Seawall condition, dock permits and flood zone all affect insurance and appraisal, so we review them before you are under contract.

Flood and wind insurance

Much of coastal Charlotte County sits in a FEMA flood zone, and homes rebuilt or repaired after recent hurricanes can carry very different insurance costs depending on roof age, elevation and mitigation features. An elevation certificate and a wind mitigation inspection can change your monthly payment a great deal, and both count when you qualify.

Older homes in Port Charlotte

Many Port Charlotte homes were built decades ago. Insurers often require a four-point inspection, and an older roof, electrical panel or plumbing can limit which insurers will write the policy. FHA 203(k) and conventional renovation loans can finance needed updates with the purchase.

New construction and master-planned communities

Babcock Ranch and other newer communities often include HOA dues and a Community Development District assessment on the tax bill. Both count in your debt-to-income ratio, so we build them into your pre-approval.
