Like many relocation buyers moving to Southwest Florida, his journey involved more than simply finding the right house. There were employment, documentation, and underwriting hurdles that needed to be overcome before he could get the keys to his new home.
One of the first challenges we faced involved employment verification.
Our client was employed in Miami but was preparing to move across the state to begin a new chapter in Fort Myers. Mortgage lenders must document continued employment when a borrower relocates, especially when the move is significant.
We worked closely with him to determine exactly what documentation was needed from his employer and guided him through the process step-by-step. By obtaining the proper transfer and employment verification documents upfront, we were able to satisfy lender requirements and keep the loan moving smoothly.
During the mortgage process, another issue surfaced.
Because our client shared the same name as his deceased father, a property associated with his father’s estate appeared to be connected to him. Situations like this can create questions during underwriting and potentially delay a closing if not addressed properly.
Fortunately, we were able to identify the issue quickly and guide him through obtaining the documentation necessary to prove ownership history and clarify the situation for the lender.
This prevented unnecessary delays and helped ensure the file remained on track for closing.
One of the biggest wins on this transaction came during the contract negotiations.
By securing seller concessions, we were able to significantly reduce our client’s out-of-pocket expenses at closing. In fact, after applying the concessions toward eligible closing costs and prepaid expenses, he was able to complete the purchase with essentially just his FHA minimum down payment.
For many homebuyers, especially those relocating, preserving cash reserves can make a huge difference after closing.
After overcoming the financing and documentation challenges, the reward was worth it.
Our client closed on a beautiful waterfront home in Fort Myers—exactly the type of property he had envisioned. An avid fisherman, he was excited to find a home that allowed him to enjoy Southwest Florida’s incredible boating and fishing lifestyle right from his backyard.
